(Prioriteits wijken, buurten/ distrikt)&lt;br /&gt;Deze lijst kan je naderhand bijwerken aan de hand van de prijzen&lt;br /&gt;van die kavels op die plaatsen in verhouding met het budget dat &lt;br /&gt;jij hiervoor beschikbaar zal hebben/ maken.&lt;br /&gt;&lt;br /&gt;- Gewenste oppervlakte:...&lt;br /&gt;- Titels: Allemaal (Grondhuur, Eigendom en of erfpacht)&lt;br /&gt;&lt;br /&gt;Surinamers kunnen any titel kopen. &lt;br /&gt;Eigendom: direkt overschrijfbaar op je naam&lt;br /&gt;Grondhuur + Erfpacht: duurt soms effe. Maar 's mogelijk. Ook kunt u de grondhuur naar eigendom's koop regelingen van de Staat in de gaten houden.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Financien:&lt;/strong&gt;- Wat kan ik opzij zetten per maand voor een perceel/ woning ?&lt;br /&gt;- Zal ik eerst een perceel kopen of direkt bouwen ?&lt;br /&gt;- Wat kosten de percelen gemiddeld in de door mij geprefererde omgevingen ?&lt;br /&gt;- Wat gaat bouwen mij ongeveer kosten ?&lt;br /&gt;- Totaal geschatte kosten plaatje delen door&amp;nbsp;het bedrag dat jij per&lt;br /&gt;&amp;nbsp;&amp;nbsp; maand kan gaan betalen hiervoor&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Ga ik voor een financiering, zo ja wat zij de beste opties...?&lt;/strong&gt;&lt;br /&gt;- Gaat u voor een aankoop op afbetaling...? &lt;br /&gt;- Een bank financiering ?&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;- Of een bedrijfs financiering. Dit komt voor bij de grote bedrijven.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;- of een financiering van een pensioen fonds...&lt;br /&gt;&lt;br /&gt;De prijs van percelen varieert van omgeving, ligging&amp;nbsp;en distrikt.&lt;br /&gt;Voorbeelden van enkele prijzen van percelen:&lt;br /&gt;Nieuwe verkavelings projekten hebben prijzen die kunnen liggen tussen de 9500 en 14.000,- euro's.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;Ook zijn er villa kavels voor mensen met een iets groter budget.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;Er zijn aardig wat percelen die je aan de hand van jou budget en voorkeuren&amp;nbsp;kunt &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;selecteren en&amp;nbsp;bezichtigen&amp;nbsp;om een keuze te kunnen maken.&lt;br /&gt;&lt;br /&gt;Prijzen van particulieren varieren, omdat zij zelf hun prijs soms aangeven. Opmerkingen:&lt;br /&gt; Als ik een afbetalings regeling zou moeten vaststellen voor die meneer, dan zou ik hem zijn prive informatie als b.v. wat hij (en echtgenoot) verdient (of verdienen) en met die informatie een berekening maken.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Het is verstandig om, als u een woning, perceel of zakenpand wilt gaan kopen op afbetaling of middels een financiering, te plannen. U weet het best wat u maandelijks zou kunnen aflossen, wat u kunt aanbetalen, en dus ook hoeveel tijd u nodig zou hebben om het saldo van een koopsom af te lossen.&lt;br /&gt;&lt;br /&gt;U kunt dan daarmee een voorstel doen aan de verkoper van hetgeen u wilt kopen, en vragen als hij/ zij daarmee akkoord zou willen/ kunnen gaan.... De koper kan onderhandelen over de prijs maar de verkoper beslist. Dat geldt voor alle zaken die de verkoper belangrijk vindt om over te beslissen of hij zijn woning aan deze koper wil verkopen.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;Wanneer ben ik in onderhandeling?&lt;/strong&gt; &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;U bent pas in onderhandeling als de verkoper u een tegenbod doet of wanneer de verkopend makelaar uitdrukkelijk aangeeft dat hij met u in onderhandeling is. U bent niet in onderhandeling als de verkopende makelaar aangeeft dat hij uw bod met de verkoper zal overleggen.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;Bieden&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Wanneer u geïnteresseerd bent in een woning die te koop staat volgt over het algemeen een traject van bieden en onderhandelen. U kunt naar eigen inzicht, of bijgestaan door een aankopend makelaar, een bod doen op de woning. Uiteraard dient dit bod enigszins gerelateerd te zijn aan de vraagprijs om door de verkoper serieus te worden genomen.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;Wat is ‘kosten koper’ en zit de makelaarscourtage daarin?&lt;/strong&gt; &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Kosten koper (k.k.) zijn de overdrachtsbelasting, de kosten van de notaris voor het opmaken van de leveringsakte en het inschrijven daarvan in de registers.
